Niamh is an associate within our commercial real estate team, acting for landlords, tenants, private companies and a range of public bodies, advising on all aspects of commercial and residential property.
Niamh has experience advising on the acquisition, development, disposal, financing and leasing of various types of commercial and residential properties, including office, industrial and retail developments, hotels, theatres, night clubs, nursing homes, public houses and pharmacies. Niamh has acted for for both pillar and non pillar financial institutions, real estate groups, retail groups, a hospitality group, investors and developers.
Recent Experience
- Real Estate Group: Represented the group in relation to the:-
- acquisition of a substantial corporate park from receivership;
- subsequent remediation of numerous title issues;
- subsequent remediation of numerous planning issues;
- regularisation of existing lease arrangements;
- negotiation and agreement of new leases for vacant units within the park (including negotiating agreements for lease, variations, surrenders, supplemental agreements, side letters, renunciations and licences); and
- sale of the corporate park to a foreign investor.
- Developer: Acted in relation to the development, lease and sale of newly constructed retail and office developments, including title, planning, construction, landlord and tenant matters, finance matters and drafting and negotiating "green" provisions in the suite of documents.
- Real Estate Group: Represented the group in relation to the management of a portfolio of corporate, office and retail parks, including drafting and negotiation of all agreements for lease, option agreements, leases, variations, surrenders, supplemental agreements and licences, together with the provision of advices in relation to all ad hoc matters, including recovering possession of leased facilities and the development of electric vehicle charging facilities.
