There are currently a significant number of brownfield sites throughout Ireland with excellent redevelopment potential. In our experience, the environmental risks and associated costs of remediating these brownfield sites are often not investigated during the pre-acquisition due diligence.
This can lead to additional unforeseen costs that may cause delays and lead to uneconomic projects. Our view is that the environmental risks and potential costs should be assessed during the due diligence period to enable developers and funders to calculate investment returns accurately and successfully redevelop brownfield sites.
